Most Rockland houses have at least a little flat roof somewhere: a family-room addition from the 1970s, a porch or portico, an attached garage, a bump-out over a kitchen. Older ones are tar-and-gravel or modified bitumen; anything redone since the 1990s is usually black EPDM rubber, and newer commercial and some residential work is white TPO. Flat roofs in our climate deal with standing water, freeze-thaw, leaves and seed pods from the oaks and maples that choke drains and scuppers, and foot traffic from HVAC service. They need looking at every spring and fall, and they rarely announce a problem until there is a stain on the ceiling below.
Common repairs: re-seaming EPDM where the adhesive has let go, patching punctures and blisters, rebuilding the flashing where the flat roof meets a wall or a shingle roof above it (the transition is where most leaks live), clearing and re-flashing drains, and adding tapered insulation to end ponding. When the membrane has shrunk, cracked or been patched too many times, a replacement with a new fully adhered EPDM or TPO membrane over new insulation is the fix, and it is usually a one- or two-day job for a residential section.
Commercial and multi-family
Small commercial buildings along Route 59, Route 303 and Route 9W, and two- and three-family buildings in Spring Valley, Haverstraw and Nyack, carry larger flat roofs with rooftop HVAC. The same roofers handle them; expect a moisture survey before any large replacement so wet insulation is replaced rather than covered.

Questions
How much does flat roof repair cost in Rockland County?
Patch and seam repairs on a residential flat section usually fall in the same band as other roof repairs, roughly $300 to $1,500 by 2026 national figures (Angi, Modernize), with wall-transition flashing work toward the top. Replacements are quoted per square foot of membrane and insulation; get two quotes for anything over a small porch.
EPDM or TPO?
Both work on residential flat roofs. EPDM (black rubber) is the Rockland standard, cheap to repair and long-lived; TPO (white) reflects heat, which matters on a large commercial roof more than on a porch. Either should be fully adhered, not loose-laid, on a small residential section.
Why does my flat roof pond?
Not enough slope to the drain, a clogged drain or scupper, or insulation that has compressed. Ponding shortens membrane life; tapered insulation during a replacement or an added drain fixes it.
Can a flat roof be repaired in winter?
Small patches and seam work, yes, on a dry day above about 40°F with the right adhesives; full replacements wait for consistent warmth.
